1. Avoid The Temptation To Sell Your Own Home!

It's especially tempting during a seller's market like we're in right now. Many have tried, but most eventually hire an agent in the end to get the job done after struggling to sell their home themselves.
I tried it. And after several months of no offers, I hired an agent that ended up being one of my first mentors in the industry. He sold my rental property for $50k more than I had even dared list it for sale! So, like me, many home sellers trying to do this on their own fail to price their home correctly to get the most money for it.
I recently helped one home seller who had tried to sell her home for several years with NO Sale. She hired me to sell her home, and was shocked when I sold it for over $32,000 ABOVE what she was previously asking! 2. Do Your Homework Before Setting Your Asking Price.
Guess what? Zillow has not seen your home, even though they give an automated value or "Zestimate" of your home to the world! Same goes for Trulia, Redfin, Realtor.com, etc. If you don't know how to properly and accurately determine a home's value you should probably consult a real estate professional that does. If you live in an area where all your neighbors houses look exactly like yours, then you can probably get a pretty decent idea of what your home could sell for by looking to these internet sites.
But what about your additions and upgrades? Do you keep your home in pristine condition? How about your neighbors that recently sold? Did they? Do you think the valuation models that the internet sites use account for variations like those?
